Registered Land e-Recording
Register Murphy is pleased to announce that the Suffolk Registry of Deeds will begin e-recording Registered Land on Wednesday, April 23, 2025.
At this time Suffolk will not be accepting Deeds, Easement Deeds, Foreclosure Deeds, Unit Deeds or similar transfers for e-Recording. Check back soon while our staff navigates this new technology.
E-recording packages must be submitted before 3:30 pm for same day recording.
Documents that are NOT eligible for e-recording include:
Land Court Approvals, Land Court Orders, Master Deeds and Amendments thereto, Multiple Fee Documents (e.g. Release of MTG & Asst Leases and Rents) and Multiple Certificate Documents (e.g. MTG on 2 different certificates), Notation Deeds (e.g. partial interest transfer, sheriff’s deeds and commissioners deed) should be submitted in-person, by courier/drop off, overnight delivery or by USPS mail.
Be sure to have the most current up to date Certificate of Title on all your documents as well as when imputing into the 3rd party vendor. Staff will NOT be able to change incorrect certificate numbers and will have to reject the documents.
Bulk recordings will not be accepted. Limit your recording packages to 5 documents when recording on different certificates (e.g. One company sending five releases of five different mortgages on five different certificates).
