About the Registry of Deeds
Starting in 1761 the Southern Berkshire Registry of Deeds has had 16 Registrars with Michelle Laramee-Jenny being our current Registrar.
The Southern Berkshire Registry of Deeds is a recording office and research library for land transactions in Southern Berkshire. Documents for both Recorded and Registered Land recorded here are related to the ownership of real estate within our district. Examples of such documents include, but are not limited to, deeds, mortgages, easements, liens, takings, as well as property survey plans and subdivision plans.
The Southern Berkshire Registry of Deeds has records dating back to 1761 and the public has access to them all. You can also view our Colonial Records Proprietary Plans that traces the beginning of our districts towns. Our staff is happy to assist customers in finding relevant documents, and the registry has a searchable index that contains the names of all parties related to a document and the property address. Recorded documents are assigned a sequential identifying number depending on the type of real estate (such as a book/page reference or a document/certificate number) and are then scanned into the registry’s computer system. After scanning, the images are available to view and/or print* from public access terminals at the registry and at your home or office over the Internet.

If you believe a document has been recorded fraudulently in your name, please contact us at (413) 528-0146, and one of our customer service specialists will look up the record for you. All victims of fraud should contact local law enforcement authorities.

Consumer Alerts
National Grid Scam
We have been notified of instances where individuals claiming to represent National Grid are contacting customers by phone, insisting on immediate payment for their utility bills.
Additionally, they are pressuring customers to make over-the-phone payments for the replacement of old meters with new smart meters. These callers threaten customers with service termination within hours if immediate phone payment is not completed.

There are companies offering to provide homeowners a Certified Copy of their deed for a cost of $83.00.

Coming to the registry
In-Person
We are fully open and operational for recording and all Registry business.
Recorded Land documents, once recorded, will be returned by mail.
Registered Land documents, once recorded, will be retained at the Registry.
Recordings By Mail
Documents may be submitted by mail or overnight delivery. Packages that are mailed or overnighted must include documents, check, and self-addressed stamped envelope.
Recorded Land documents, once recorded, will be returned by mail.
Registered Land documents, Email all Registered Land Documents to Register Laramee-Jenny for approval before mailing or coming to the Registry to record. Upon approval of Registered Land documents, an appointment will then be made for in Registry recordings, as we are limited to recorders of Registered Land. E- Recording
Information on e-recording (a service available to attorneys and title companies) and a list of 3rd party vendors, is available Here.
Fedex/UPS/Couriers
The Registry will only accept delivery of packages addressed to the Registry.
The Registry will refuse packages addressed to a third party in care of the Registry.
All FEDEX packages sent to the Registry should NOT specify “adult signature required (ASR)”. Any packages specifying “adult signature required (ASR)” will be returned to sender.
All “Direct Signature Required (DSR)”, “No Signature Required (NSR)” packages WILL be accepted.
Forms of Payment
Cash or checks payable to Berkshire South Registry of Deeds OR Commonwealth of Massachusetts are accepted.
Research
Research hours at the Registry are Monday through Friday, 8 AM to 4 PM except holidays.

“Both-Ways” Recordings
(Registered and Recorded Land) – requires separate checks for each department.
Plans with Documents
Documents should be included in the plans tube. Separate checks are required for the plans department and the document recordings.
Notary Service
Notary services are provided at the Registry Monday thru Friday 8:30 am to 4:30 pm
Copies of Documents and Plans
All record documents are available on www.masslandrecords.com.
Certified copies of documents may be requested in-person, by mail or email.

Documents requested by email must be picked up at the Registry when ready.
Fee for certified copies of documents is $1.00 per page.
Fee for certified copies of registered land certificates of title is $5.00 per certificate.
Copies of plans are $2.00 to $3.00 depending on the plan size
Copies of documents are available at no charge on masslandrecords.com.
Real Estate Closings
Closings are permitted during normal Registry hours. Calling ahead is appreciated
