Friday, June 19th, 2026<\/strong> the Registry will be CLOSED<\/em><\/strong> in observance of Juneteenth Independence Day<\/strong>. We will reopen on Monday, June 22nd for normal business hours.<\/p>\n\n\n\n

Register’s Message<\/h2>\n\n\n\n

Maria T. Ziemba began her term as Register on January 2, 2019.<\/p>\n\n\n\n

She graduated from Hoosac Valley High School and Bay Path Junior College. Her career has always been centered around real estate.  In 1986 she worked as a
real estate paralegal for a solo practitioner in North Adams, MA until  February, 1997 when she entered the doors of the Northern Berkshire Registry of Deeds as a clerk working her way forward
and seizing her opportunity to run in the Election of 2018.<\/p>\n\n\n\n

Her experience and dedication to this office and her love for the history of our documents is why she wants to be the ever-present face of the Registry where she holds service to the public in highest regard.<\/p>\n\n\n\n

Maria was born in Adams and has resided in Adams her entire life where she raised her five children: Angela, Erika, Timothy Jr., Emma and Thomas.<\/p>\n\n\n\n

National Grid Scam<\/h3>\n\n\n\n

We have been notified of instances where individuals claiming to represent National Grid are contacting customers by phone, insisting on immediate payment for their utility bills. <\/p>\n\n\n\n

Additionally, they are pressuring customers to make over-the-phone payments for the replacement of old meters with new smart meters. These callers threaten customers with service termination within hours if immediate phone payment is not completed. <\/p>\n\n\n\n

Coming to the registry<\/h2>\n\n\n\n

In-Person and Drop-Off Recordings<\/u><\/strong><\/p>\n\n\n\n

We are fully open and operational for recording and all Registry Business<\/p>\n\n\n\n

Registered Land (Land Court):<\/strong><\/p>\n\n\n\n

Registered Land cannot be recorded electronically at this time. Registered Land Documents should first be emailed to Maria.ziemba@sec.state.ma.us<\/a> and Sarah.fleury@sec.state.ma.us<\/a> for review and approval prior to bringing them in for recording. <\/p>\n\n\n\n

All Registered Land Notary Acknowledgments must adhere to MGL Ch.222 Section 15(b)<\/a><\/p>\n\n\n\n

Recordings By Mail<\/u><\/strong><\/p>\n\n\n\n

Documents may be submitted by mail or overnight delivery. Packages that are mailed or overnighted must include documents, check, and self-addressed stamped envelope.<\/p>\n\n\n\n

Recorded Land documents, once recorded, will be returned by mail.<\/p>\n\n\n\n

Registered Land documents, once recorded, will be retained at the Registry<\/p>\n\n\n\n

E- Recording<\/u><\/strong><\/p>\n\n\n\n

Information on e-recording (a service available to attorneys and title companies) and a list of 3rd party vendors, is available Here<\/strong><\/a>.<\/strong><\/p>\n\n\n\n

Fedex\/UPS\/Couriers<\/u><\/strong><\/p>\n\n\n\n

The Registry will only accept delivery of packages addressed to the Registry.<\/p>\n\n\n\n

The Registry will refuse packages addressed to a third party in care of the Registry.<\/p>\n\n\n\n

All FEDEX packages sent to the Registry should NOT specify \u201cadult signature required (ASR)\u201d. Any packages specifying \u201cadult signature required (ASR)\u201d will be returned to sender.<\/p>\n\n\n\n

All \u201cDirect Signature Required (DSR)\u201d, \u201cNo Signature Required (NSR)\u201d packages WILL be accepted.<\/p>\n\n\n\n

Forms of Payment<\/u><\/strong><\/p>\n\n\n\n

Cash or checks payable to Berkshire North Registry of Deeds OR Commonwealth of Massachusetts are accepted.<\/p>\n\n\n\n

Research<\/u><\/strong><\/p>\n\n\n\n

Research hours at the Registry are Monday through Friday, 8 AM to 4 PM except holidays.<\/p>\n\n\n\n

Documents should be included in the plans tube. Separate checks are required for the plans department and the document recordings.<\/p>\n\n\n\n

Notary Services are provided Monday thru Friday 8:30 am to 4:30 pm<\/p>\n\n\n\n

Certified copies<\/strong> of documents may be requested in-person; by mail or email. <\/p>\n\n\n\n

Documents requested by email must be picked up at the Registry when ready.<\/p>\n\n\n\n

Fee for certified copies<\/strong> of registered land certificates of title is $5.00 per certificate.<\/p>\n\n\n\n
