{"id":7631,"date":"2025-03-04T19:12:58","date_gmt":"2025-03-04T19:12:58","guid":{"rendered":"https:\/\/massrods.com\/berkshirenorth2\/?page_id=7631"},"modified":"2025-03-27T15:33:52","modified_gmt":"2025-03-27T20:33:52","slug":"land-plans","status":"publish","type":"page","link":"https:\/\/massrods.com\/berkshiremiddle\/land-plans\/","title":{"rendered":"Land Plans"},"content":{"rendered":"\n<h3 class=\"wp-block-heading\"><strong>Recorded Land Plans:<\/strong><\/h3>\n\n\n\n<p>All Recorded Land Plans recorded at the Registry have been scanned and are available online at&nbsp;<a href=\"https:\/\/www.masslandrecords.com\/BerkMiddle\/Default.aspx\" data-type=\"link\" data-id=\"https:\/\/www.masslandrecords.com\/BerkMiddle\/Default.aspx\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Masslandrecords.com<\/strong><\/a>. Use the \u201cSearch Land Records\u201d link and choose \u201cPlans\u201d in \u201cSearch Criteria\u201d at the top of your screen.<\/p>\n\n\n\n<p>All Plans are available online and can be searched by Name, Surveyor or Street. For plans recorded in:\u00a0<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong><u>Plats<\/u><\/strong>:\u00a0Insert in the Book Field \u2013 \u201cP\u201d plus letter of Plat (i.e. A, B, C, etc.) and the Plan number into the Page Field, then click \u201csearch\u201d<\/li>\n\n\n\n<li><strong><u>Lettered Drawers:<\/u><\/strong>\u00a0Insert in the Book Field \u2013 \u201cD\u201d plus letter of drawer (i.e. A, B, C, etc.) and the Plan number into the Page Field, then click \u201csearch\u201d.<\/li>\n\n\n\n<li><strong><u>Older Drawers, such as Drawers 1 \u2013 268:<\/u><\/strong>\u00a0Insert in the Book Field \u201cD\u201d plus the number of the Drawer (i.e. D1, D2, etc.) but leave the page field blank, as there are several Plans per Drawer and you want to pull all for that Drawer to find the one that you need.<\/li>\n\n\n\n<li><strong><u>Books and Pages:<\/u><\/strong>\u00a0Insert in the Book Field \u2013 \u201cB\u201d plus the Book number (i.e. B337, B347 etc.) and the page number into the Page Field, then click \u201csearch\u201d.<\/li>\n\n\n\n<li><strong><u>Book 417\u2019s:<\/u><\/strong>\u00a0Insert 417 plus the letter, if any- (no spaces \u2013 no dashes) (i.e. 417a, 417b etc.) and the Plan number in the Page Field.<\/li>\n\n\n\n<li><strong><u>County Commissioner Plans<\/u><\/strong>: See attached instructions<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Registered Land Plans:<\/strong><\/h3>\n\n\n\n<p>All Plans are available online and can be searched by Plan reference or Street.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>To Search by Plan Reference: under \u201csearch criteria\u201d for Registered Land Plans, select \u201cCourt Case Number Search.\u201d If the Plan reference is 2052-A, input just 2052 as there may be several others for the number such as B, C, D, etc.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">Plan Regulations<\/h3>\n\n\n\n<p>Amendments under the General Laws, Chapter 36, section 13A, approved by the Attorney General as amended January 12, 1988 are as follows:<\/p>\n\n\n\n<ol start=\"1\" class=\"wp-block-list\">\n<li>Plan sizes shall be a minimum of eight and one-half inches by eleven inches (8 \u00bd\u201d x 11\u2033) and a maximum of twenty-four inches by thirty-six inches (24\u2033 x 36\u2033).<\/li>\n\n\n\n<li>Plans being presented for recording shall be on linen or polyester film, single matte with a thickness of .003 mils, and must have an opacity so as to allow consistent diazo and microfilm reproduction.<\/li>\n\n\n\n<li>All plans shall be prepared using a compatible ink with excellent cohesiveness which will produce a permanent bond and result in a plan with long term durability. All signatures must be in black india ink or its equal.<\/li>\n\n\n\n<li>Linen or polyester reproductions shall be accepted for recording provided they contain original signatures and comply with the other requirements for the recording of plans.<\/li>\n\n\n\n<li>Each plan shall have three quarter inch (3\/4\u2033) borders.<\/li>\n\n\n\n<li>The minimum letter size on plans presented for recording shall be one-eighth inch (1\/8\u2033) if free-hand lettering is used and one-tenth inch (1\/10\u201d) if lettering guides are used.<\/li>\n\n\n\n<li>Each plan presented for recording shall include a graphic scale.<\/li>\n\n\n\n<li>Each plan shall have an area reserved to receive planning board recitation or contain a surveyor\u2019s certification as per Chapter 380, Acts of 1966 (G.L. ch. 41, sec. 81x).<\/li>\n\n\n\n<li>Each plan shall have a three and one-half inch (3 1\/2\u201d) square reserved for Registry of Deeds use.<\/li>\n\n\n\n<li>Each plan must contain a certification clause signed by the preparer stating that he\/she has conformed with the rules and regulations of the Registers of Deeds in preparing the plan.<\/li>\n<\/ol>\n\n\n\n<h3 class=\"wp-block-heading\">Plan Regulations<\/h3>\n\n\n\n<ol start=\"1\" class=\"wp-block-list\">\n<li>In&nbsp;<a href=\"https:\/\/www.masslandrecords.com\/BerkMiddle\/Default.aspx\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>masslandrecords.com<\/strong><\/a>&nbsp;click on Berkshire Middle.&nbsp; This will take you to the Search screen.<\/li>\n\n\n\n<li>Click on \u201cSearch Criteria\u201d.
